Be sure to secure the necessary permits, licenses, and insurance for your business. Some might have additional costs. Some license, permits and insurance to consider include:

To certify that you are safety, handling, storing and serving food up to code. Health department permits. Inspection (food storage, preparation, serving).
Maximum occupancy, fire hazards, ventilation, food surface, types, sink placement, restroom, regulations, etc.

Legal
Indemnification: Renters shall indemnify, defend, and hold harmless the kitchen owner from any losses, claims, or damages arising from their use of the kitchen, including injury, property damage, or fines. This means you are financially responsible for accidents or violations caused by your operations.
Limitations or liability: In no event shall the kitchen owner be liable for consequential, special, or indirect damages (e.g., lost profits, loss of business)." This protects the kitchen owner from lawsuits over issues like equipment breakdowns or power outages disrupting your operations.
Dispute resolutions: Any dispute arising from this lease shall be resolved by binding arbitration administered by the American Arbitration Association (AAA). The arbitrator’s award is final, and judgment may be entered in any court with jurisdiction.
